Ephraim to Review 23-unit Housing Development Tuesday

A proposal to develop 23 units on 15 acres near the north end of Ephraim will be under review by the Ephraim Plan Commission Tuesday evening. Keith Garot and Chris Schmelz are seeking to build the residential development at 10471 Townline Road, behind the Spa at Sacred Grounds.

Eight units are proposed for 10 acres zoned residential and 15 units on a 5-acre portion zoned commercial. Preliminary plans feature units between 1,773 square feet and 2,267 square feet.

For the residentially zoned portion of the lot, the standard for residential development is a single residence per 2 acre lot. With conditional use approval of a Planned Residential Development (PRD), a property owner is able to cluster residences through condominium ownership, on larger lots, at a density up to 1.5 times the density normally allowed.

For the commercial portion of the lot the developers are applying for conditional use for multi-family use. The meeting will be held at 7 pm at the Ephraim Village Hall.
